Choosing a builder is about more than the lowest price. The right questions before you sign show you how a company works and what you are really paying for.
The questions
- What exactly is included in the estimate? Ask for an itemised list and what is left out, such as fittings, decorating or skip hire.
- How are changes priced? Good practice is to agree the price of any change in writing before the work starts.
- What are the payment stages? Payments should follow progress on site, not run ahead of it.
- Who manages the site? Find out who you talk to day to day and how often you will get updates.
- What is the schedule? Ask for a draft timeline and what could make it longer.
- Who applies for permits and books inspections? Make sure it is clear in the contract.
- Can I see your insurance and licence? Ask for current documents and check them.
- Can I speak to recent clients? A builder who is proud of their work is usually happy to put you in touch.
Before you sign
Read the contract slowly and ask about anything you do not understand. Check that it includes the drawings, the estimate, the payment stages, the start and finish dates, and what happens if either side needs to change them. A clear contract protects both you and your builder.
